The Astoria Laval rental real estate project, located at 1410 Daniel-Johnson Boulevard, at the corner of du Souvenir Boulevard in the Chomedey sector, will include 337 units spread over 14 floors. 

The real estate project

Developed by Claria, for which this is the first project under the Astoria banner, the building will welcome its first tenants in July 2026 for floors 1 to 5, and in fall 2026 for floors 6 to 14. Astoria Laval is being developed in a single phase in a 14-story building totaling 337 rental units. The range of units covers four typologies. Studios range from 445 to 546 sq ft, one-bedroom units from 550 to 759 sq ft, two-bedroom units from 853 to 1,177 sq ft, and three-bedroom units from 1,125 to 1,295 sq ft.

Each unit has a balcony or private terrace, with ceilings at 8 ¾ feet and higher. In both cases, countertops are quartz. In common areas, ceramic dominates, with carpet in certain zones.

Chomedey, between park and downtown

Chomedey is the most populated neighborhood in Laval, with more than 100,000 residents. It is also the sector that the City of Laval has chosen to develop its new downtown. Astoria is located at the corner of Daniel-Johnson and du Souvenir boulevards, west of Highway 15.

Magali Querini, Marketing Director at Claria, describes the immediate environment in these terms: “In front of the building extends Armand-Frappier Park - a protected wooded area where there will be no construction - with landscaped trails, and a bike path accessible directly from the building. And behind us, so to speak, is Carré Laval, a future eco-neighborhood with an immense park, with its restaurants and shops. It's really a balance between tranquility and urban vibrancy.”
The distances speak for themselves. Carrefour Laval and Centropolis are 5 minutes away. Montmorency metro station is 5 minutes by car and 12 minutes by bus, De la Concorde station is 7 minutes away, Cartier station is 10 minutes away. De la Concorde train station is accessible in 8 minutes. Highways 15, 440 and 13 can all be reached in less than 10 minutes. Downtown Montreal and Montreal-Trudeau Airport (YUL) can each be reached in about 25 minutes. A bus line runs directly in front of the building on du Souvenir Boulevard (line 40), and a bike path begins in front of the project.

The soul of the neighborhood lies in this mix of density and greenery. Along the Rivière des Prairies, the riverside sectors of Chomedey offer appreciated natural spaces, while Centropolis - with its cinema, restaurants and activities like climbing or skydiving simulation - and Carrefour Laval, one of the largest shopping centers in the province, enliven daily life. Schools are also located in the immediate vicinity. 

Architecture, construction and materials

The building's structure is concrete, which contributes to its acoustic properties. The windows have been selected for their soundproofing qualities, comparable to buildings of equivalent quality. The heating system is electric with heat pump. Astoria is part of the Canada Mortgage and Housing Corporation (CMHC) program on energy efficiency, with energy consumption at least 40% lower than Construction Code standards. LEED certification is also being sought.

The building has a backup generator, a secure entry system with access card, surveillance cameras, sprinklers and fire alarms. 

Claria has been active for about five years in the real estate sector. The Astoria project implementation team includes general contractor Clobracon, architects Jean-Pierre Bart, engineers Dallaire Consultants and Elema, as well as ACT studio for interior design.

What is included in the rent

Six quality appliances, air conditioning, hot water, wifi in the unit and in all common areas, curtains, blinds and light fixtures - all of this is included in the rent. “The goal is that the advertised price is the real price, with no surprises,” summarizes Querini. Electricity remains the tenant's responsibility. Storage (lockers) and indoor parking are available as paid options.

Parking for residents is indoor, at a rate of $145/month for a regular space. Electric vehicle charging stations are available at $195/month (electricity included). Visitors have outdoor parking. Bike storage is included.

Twelve common spaces, each with a name

This is one of Astoria's distinctive features: its 12 common areas all have evocative names rather than functional designations. L'Onde hosts the rooftop pool, L'Élan the gym, La Source the spa (with dry sauna), L'Atelier the coworking space, L'Horizon the terrace with BBQ areas, Le Souffle the multifunctional studio, La Pause the coffee corner, Le Repère the lounge with pool tables, La Fripouille the game room, Le Green the virtual golf, La Séance the cinema, and Le Comptoir the shared kitchen. These spaces are reserved for residents.

Querini explains the approach: “These names are not trivial: they invite residents to make these places their own, to want to spend time there. You don't go "to the gym," you go to L'Élan.” A dog spa is also among the services, and cats and dogs are accepted (weight limit applicable to dogs).

A structured community program

Beyond the spaces, Claria plans an activities program to foster connections between residents: painting classes, cooking workshops, book club, invitations to local artists. A front desk attendant ensures a presence in the lobby to welcome and guide residents.

Querini illustrates the intention with a telling anecdote: “I think of a colleague's mother who, after moving into a complex with an activities program, completely regained an active social life when she was starting to isolate herself in retirement. That's exactly the kind of transformation we want to make possible.”

Target clientele

Astoria Laval does not target a single age group. Querini identifies four profiles: young active couples and singles, often working remotely or employed in the city; small families, single-parent or couples with one child; and finally pre-retirees and retirees - empty nesters. “It's an assumed mix, and the common spaces were precisely designed to meet the needs of each of these profiles,” she specifies.

Pre-leasing and terms

The pre-leasing campaign began with a launch event on February 28 and March 1, 2026, followed by visits by appointment. A rental office is set up on site, with an immersive reception space designed to give a preview of the project. “Since the apartments and common areas are still under construction, we created a visual environment so that people can really project themselves into the spaces,” explains Querini.
