Vivenda has been active in real estate development for 25 years. The developer, led by Stéphane Perreault, has more than 20 projects to its credit and has built approximately 3,000 units. The company focuses on the design of well-thought-out units and exceptional common spaces.
The Les Loges project won the 2022 Grands Prix du Design. "Les Loges is much more than a real estate project, it's a way of rethinking urban living. We wanted to create a place where architecture, sustainability and comfort coexist naturally, a human, bright and intelligent space, in the heart of a booming neighborhood," explains Josiane Marcoux, Marketing and Client Relations Director at Vivenda.

Location and Mobility
The project is located one minute's walk from the L'Assomption metro station, on the green line. The station allows access to Berri-Uquam metro in 15 minutes. The area benefits from access to nearby highways and greenways for active transportation. Public transit and bike paths are immediately accessible from the project.
The transforming neighborhood is the subject of the Assomption Nord PPU. Developments of comparable density are planned in the area, offering new condos for rent and purchase. The immediate vicinity includes the Olympic Quarter with the Biodôme, the Botanical Garden, the Insectarium, the Olympic Stadium, Saputo Stadium, the Rio Tinto Alcan Planetarium and Maisonneuve Park.

Architecture and Design
ACDF Architecture designed the Les Loges project. The firm applies "North American rigor and pragmatism combined with European flamboyance and sensitivity, in service of residents' well-being," according to the developer.
The structure is concrete. The contemporary architecture is distinguished by tiered volumes dressed in black brick, creating a distinctive identity. Signature balconies integrated into the facade generate a play of relief promoting natural light and privacy. The ensemble harmonizes with the Olympic Village landscape.

Unit Features
Ceilings measure 9 feet in height (8 feet 6 inches for certain units). Floors are high-resistance, without additional details on the material. Kitchen countertops are quartz.
High-end built-in appliances are included: independent cooktop, built-in oven, refrigerator integrated into cabinetry, dishwasher and built-in light hood. A microwave niche integrated into the cabinetry is provided.
Each unit has its own wall-mounted air conditioning unit. Heating is by electric baseboards. Units are equipped with smart thermostats.
Space optimization includes full-height sliding doors, a large vanity with sliding mirror and integrated shelves in bathrooms, a pantry with shelves and a large entrance closet.

Four families of finishes are offered for the kitchen and bathroom, accompanied by additional paid options. The design is described as sophisticated with modern finishes.

Common Spaces: 20,000 Square Feet
The project offers 20,000 square feet of common spaces including pool, rooftop terraces, gym, coworking and urban chalet.
The lobby-lounge offers a warm atmosphere from the entrance. A bright coworking space occupies the mezzanine, offering an open concept with Wi-Fi and a closed glass-enclosed room for confidential meetings.

The three-season relaxation terrace is landscaped with gardens, a fireplace, heated pergolas and a BBQ. The pool terrace includes a 60-foot pool, a hot tub, a sauna and offers a view of the Pyramids.
The urban chalet is located on the 11th floor. It's a fully furnished meeting space made available to co-owners. Three rooftop terraces are accessible, including a walkway around the pool offering a view of Montreal.

The bright private gym extends over two open-concept floors and is fully equipped. The tiered terraces are connected to each other.
A "Pitou-Minou" grooming room is installed directly in the garage.
Parking and Bicycles
Outdoor parking spaces are available. Residents can also purchase a City of Montreal permit. Indoor parking spaces are available for purchase for two-bedroom units.
Parking owners can rent their space to other project residents via the condominium manager's platform, to preserve security and access. Purchasers of a parking space can have an electric charging station installed as a paid option.
The project does not have visitor parking.
Bicycle storage is done via racks as a paid option. Wire mesh locker storage and closed private lockers are also available.
Security and Systems
The project is equipped with cameras and chip-controlled access according to the zones assigned to each owner. There is no security guard on site.
Sprinklers and fire alarms are installed in accordance with the building code. An emergency generator is provided.
Universal Accessibility
All units are arranged to accommodate people with reduced mobility.
Purchase Terms
The minimum down payment is 5%. Progressive deposit options are offered. Taxes (GST and QST) are in addition to the displayed prices.

Condominium fees are estimated at $0.53 per square foot. A contingency fund is established according to current laws.
Rental is permitted only for a minimum duration of one year. Short-term rentals are not authorized. "In order to preserve the tranquility, security and community spirit that define Les Loges, only rentals with a minimum duration of one year are authorized. The project relies on a harmonious, sustainable and respectful living environment, where each resident can fully enjoy their space and neighborhood," specifies the developer.
Pets are allowed (one cat or one dog) while respecting common spaces and the tranquility of residents. The developer emphasizes that "the project promotes an inclusive and caring living environment, where cohabitation among all — humans and four-legged companions — takes place in complete harmony."
The developer did not wish to disclose all condominium regulations.
