Open since March 2026, Lib Hymus offers 205 rental apartments for people aged 55 and over at 325 Hymus Boulevard, Pointe-Claire. Developed, built and managed by Groupe EMD-Batimo, the 10-storey complex is part of the Lib range, an all-inclusive rental concept that the developer created nearly a decade ago.
The project: a well-defined niche between house and seniors' residence
Lib Hymus is neither a seniors' residence nor an ordinary multi-residential complex. It occupies a specific segment: that of people aged 55 and over who wish to leave their house without crossing the threshold of an RPA. “It's really halfway between a seniors' residence and a standard multi-residential complex,” explains Judith Neveu, Vice President of Sales, Marketing and Operations at EMD-Batimo. “You find a much more homogeneous clientele with similar interests - communities that are both serene and active.”
The name Lib is directly derived from the word liberty. Unlike RPAs, no service is imposed; no meals, no housekeeping. Residents organize their daily life as they wish. Many of them still own a condo in Florida or a cottage and appreciate being able to leave with peace of mind. “Knowing that their belongings are secure and that their apartment is well managed in their absence is real added value,” notes Judith Neveu.

205 units on 10 floors, in a single phase
The building, unique and completed in a single phase, has 205 apartments from 3½ to 5½, spread over 10 floors. The areas are deliberately generous for a clientele accustomed to the space of a house:
- 3½: 643 to 863 sq ft
- 4½: 910 to 1,098 sq ft
- 5½: 1,269 sq ft
“Our clientele, who are transitioning from house to apartment, generally wish to keep space for their personal belongings and furniture,” notes Judith Neveu. Leases are for one year. Model units can be visited directly in the complex, located at 325 Hymus Boulevard, Pointe-Claire. Location: Pointe-Claire, the west of the island within reach of everything
Located at 325 Hymus Boulevard, the complex is situated in a city of approximately 33,000 inhabitants, predominantly bilingual, known for its heritage (windmill, historic village), its 50 parks and the proximity of Lake Saint-Louis, whose waters are visible from the top floors of the building.
Bus stops are a two-minute walk away. The Félix-Leclerc Highway (A-40) is accessible in four minutes by car. The Fairview-Pointe-Claire REM station, located 2.7 km from the complex, is about to open, offering direct access to downtown Montreal. The Exo commuter train station in Pointe-Claire completes the offer, seven minutes away by car.
Daily shops all revolve within a radius of less than ten minutes: IGA (5 min), Walmart (5 min), Maxi (7 min), CF Fairview Pointe-Claire (8 min), to which are added Galeries des Sources, a Costco, an SAQ, pharmacies, Lakeshore General Hospital and a variety of restaurants. Parks abound in the area: Canvin Park (3 min), Parc Meades and Ambassador Park (4 min), Cedar Park Heights (5 min), Beacon Hill Park (7 min).
The City of Pointe-Claire also offers a free shuttle to residents aged 65 and over to reach surrounding shops and services.

Architecture and materials: concrete, quartz and wood-effect vinyl
The structure is in poured concrete for all floors, guaranteeing solidity, soundproofing and fire resistance. The exterior envelope uses complementary materials selected for their durability.
Ceiling heights vary by floor: on the ground floor, the gypsum ceiling reaches 10'-10'' (drops to 10'-2''). From the 2nd to 10th floor, gypsum ceilings are at 8'-4'' (drops to 7'-8'').
Common areas feature wood-effect vinyl planks and ceramic at the entrance. Wood slat panels, plants and decorative objects give shared spaces a warm atmosphere rather than an institutional one.
In the apartments, finishes include wood-effect vinyl plank flooring, ceramic in bathrooms, quartz countertops in the kitchen and bathroom, trendy kitchens with two-tone cabinets, black fixtures and mirrors with integrated lighting in bathrooms. Each unit has a balcony (10'-6'' x 6'-6'' or 11'-6'' x 7'-1''); ground floor apartments have a terrace.
Each unit is equipped with an air exchanger and air conditioning system. Heating is electric. Five stainless steel appliances are included: refrigerator, stove, dishwasher, washer and dryer.
On the technological front, the 1Valet digital concierge allows tenants to view via the mobile app who is at the entrance and to unlock remotely. It also allows easy communication with building management, receiving important information in real time and submitting requests in a few clicks. The building is secured by cameras, chip access, smoke detectors, sprinklers and backup generator. Facilities for people with reduced mobility are provided.
The environmental aspect of the project is based on electric vehicle charging stations, optimized LED lighting, stormwater management, landscaping limiting heat islands and waste sorting facilities.

Rental terms: all-invlusive rent
The monthly rent includes electricity, hot water, air conditioning, cable, Internet, five appliances and 24/7 security. If an appliance breaks down, the developer takes care of it. “For the rest, tenants only have to pay for their groceries and cell phone. It's as simple as that,” summarizes Judith Neveu.
The only possible additional fees are parking (indoor at $135/month) as well as storage spaces, offered on the floors and in the basement.
Common spaces and collective life: pool, gym, activities coordinator
Lib Hymus has a lounge, a fully equipped culinary space, a billiard room, an indoor pool, a training room and a relaxation area with BBQ. Outside, swings, patio tables, pétanque games, shuffleboard and a small path make up the landscaping.
A secure mail and parcel area ensures parcel reception. Bicycle spaces are integrated into the garage. Two elevators serve the floors.
The striking novelty of the Lib range is the part-time activities coordinator. “Their role is to build and lead an activity program adapted to tenants' interests: aquafit classes, fitness sessions, cultural outings to the museum or theatre, computer workshops, and much more,” details Judith Neveu. “Each program is specific to its complex, designed according to the interests of the people who live there.” External providers are recommended for à la carte services such as housekeeping, without obligation for tenants to use them.
EMD-Batimo also focuses on creating connections even before moving in, by organizing meet-and-greet events for future tenants. “Friendships are born before the keys are handed over, and that's invaluable for reducing the apprehension of moving,” confides Judith Neveu.

Mobility and daily life
Without car-sharing service on site, Lib Hymus relies on the density of nearby options: bus two minutes away on foot, free municipal shuttle for those 65 and over, REM at 2.7 km (Fairview-Pointe-Claire station, imminent opening) and A-40 four minutes away by car. Indoor parking includes two floors; outdoor spaces accommodate visitors.
The developer: EMD-Batimo, developer, builder and manager
Founded in 1994, Groupe EMD-Batimo has completed more than 60 residential projects and today totals more than 10,000 units built or under development in Quebec, in segments as varied as multi-residential, seniors' residences, mixed-use projects and social and affordable housing.
Its particularity lies in its vertical integration: the group acts as developer, builder and manager on the majority of its projects. “This integrated approach ensures superior quality standards at each stage,” explains Judith Neveu. Lib Hymus, with the simultaneously developed project, represents a total investment of $146M and generated more than 200 jobs during the 20-month construction period.
The group has obtained several recent recognitions: 2024 Signature Award for excellence of the 55+ rental complex Lib Aylmer, two Silver certifications at the International Grand Prix du Design in 2024 for Le Florilège and Eleva, the CCITB Builder Award in 2022 and the title of Company of the Year (15 employees and more) the same year. The Lib Hymus project team includes TLA Architectes (architecture and design) and the engineering firms L2C Experts Conseils, Équipe SP and Groupe Laurence.
The Lib concept currently has four projects in Quebec: two open, in Aylmer and Pointe-Claire, as well as two under construction in Mont-Saint-Hilaire and Vaudreuil-Dorion. A project is also under development in Kanata, Ontario.
Target clientele
Lib Hymus is suitable for people aged 55 and over ready to dispose of a property (maintenance, property taxes, unexpected breakdowns) without wanting to enter a seniors' residence. The clientele is diverse: retirees, semi-retirees, workers still active. “Among our youngest residents, in their early sixties, several are still active in the job market, full-time or part-time,” specifies Judith Neveu. “Some work from home and choose a two-bedroom apartment to keep an office.”
The project does not target households with children at home or tenants looking for the lowest price on the market. Its positioning is above the multi-residential average, without reaching ultra-luxury. The clientele is also described as multicultural, which corresponds well to the profile of Pointe-Claire, a predominantly bilingual city.
