Between the wooded flank of Mount Saint-Hilaire and the Richelieu River, a cul-de-sac on Veterans Street welcomes 68 new townhouses starting at $560,004, taxes included. Développements Montarville, a South Shore builder rated AA by GCR, will deliver its first units starting in summer 2026.

A project in 19 small phases

Les Jardins Panoramiques unfolds in 19 phases of three or four houses — a breakdown that limits construction disruptions for residents already settled in. The buyer chooses between a center model and a corner model, in two or three bedroom configurations. Each unit reaches 2,268 sq ft with 9-foot ceilings and partially finished basement.

At the heart of the development, a green space of approximately 5,000 to 6,000 square feet serves as a common courtyard. "Offering a real shared living space, right in the center of the project, where residents enjoy nature without leaving their neighborhood — that's probably the element I'm most satisfied with," says Gilbert Gagné, Vice President of Operations.

Two model homes welcome visitors; 14 others are under construction. About 10% of units have been sold since the launch a few weeks ago. First deliveries will begin in June 2026, for occupancy starting in August 2026. Plans and the price list are accessible at lesjardinspanoramiques.com; a sales office is open on site.

Mont-Saint-Hilaire: nature and commuter train

Veterans Street occupies a sector away from traffic, but five minutes from Route 116 and Highway 20. The commuter train station, five kilometers away, provides daily connections to Montreal's Central Station. A bike path crosses the project and reaches the mountain trails in about fifteen minutes on foot. L'Aquarelle elementary school is located 1.2 km away; shops and services in Beloeil are a short drive away.

"It's a quiet place, with very easy access to major road networks," summarizes Gagné.

Mont-Saint-Hilaire, approximately 19,000 inhabitants, combines orchards, trails and river with direct rail service to Montreal — a rare combination in Montérégie. The Richelieu River, in immediate proximity, offers swimming, kayaking and pleasure boating in season. The municipality is home to McGill University's Gault Nature Reserve, Mount Saint-Hilaire Nature Park, galleries, the Strøm Spa and a lively old village.

Architecture: municipal constraints, contemporary result

Monty & Associé Architectes firm designed it. The City imposes an implementation and architectural integration plan (PIIA), which subjects heights, materials and style to municipal approval. "We must harmonize with the residences in the sector while proposing contemporary architecture. Cost increases over the past five years make the exercise more difficult, but we succeeded," emphasizes Gagné.

The units focus on natural light and refined finishes for the price range: hardwood floors on the ground floor and upstairs, quartz countertops, 9-foot ceilings. The heat pump, included, provides air conditioning and main heating; pre-installation for electric vehicle charging station is also standard. Complete details of materials and equipment are in the practical summary below.

Développements Montarville: a real estate track record of over 3,000 doors

Founded in January 2013, the company is dedicated to townhouses and condominiums on the South Shore. Its record to date: seven projects delivered or underway, totaling more than 3,000 doors. Among these: Le Village Parisien in Brossard (712 doors), Les Cours Géorgienne in Boucherville (656 doors), Symbiocité in La Prairie (296 doors), Le Cent 12 in Longueuil (212 doors), Le Novvus in Candiac (180 doors) and Le Riviera in Carignan (192 doors, underway, 60% sold). An eighth project, Le Novvus II in Candiac (84 doors), will be put on sale in summer 2026. The company holds the GCR AA quality contractor rating, and all projects are covered by this warranty.

Purchase terms

A deposit of $2,000 is required upon signing; the minimum down payment is 5%. Taxes (GST and QST) are included in the posted prices. No additional closing fees. Among the incentives in effect at the time of publication: notary fees covered (subject to conditions), integrated heat pump, wooden stairs, 100% completed landscaping at delivery and fenced backyard. The average price per square foot, garage included, is $279.

The 2,268 sq ft area and modular configuration — two or three bedrooms upstairs, basement layout options — suit families with children as well as couples working from home who want a home office. Gagné identifies his typical buyer: "young families or couples who love nature, who are looking for a peaceful, safe and modern living environment, while maintaining quick access to major road networks." He adds: "Often, these are people from the area — people who grew up in the area, who are deeply attached to it and who want to stay there." The project is aimed at buyers who favor turnkey and want to avoid renovations of an existing home.

Key points

  • A wooded cul-de-sac five minutes from Highway 116, 2,268 sq ft houses with hardwood, quartz and heat pump — taxes included in the posted price.
  • The phasing in 19 small blocks of 3 or 4 houses reduces construction disruptions for the first occupants.
  • More than 3,000 doors delivered and an AA rating from GCR: two indicators of reliability for a buyer who signs before delivery.
